1. Who we are
The Platform is operated by AmlaKey Property Management ("AmlaKey", "we", "us", "our"), Manama, Kingdom of Bahrain. The Platform provides property management services, including tenancy administration, unit and contract management, payments and invoicing, maintenance requests, document management, and related communications.
2. Accounts and eligibility
- You must be at least 18 years old, or the authorised representative of a legal entity, to use the Platform.
- Accounts are created by AmlaKey or your property management office. Login credentials (including any temporary passwords issued by email) are personal to you and must be kept confidential.
- You are responsible for all activity carried out through your account. Notify us immediately if you suspect unauthorised access.
- The information you provide (including your name, identification number, contact details, and documents) must be accurate, complete, and kept up to date.
3. Acceptable use
You agree not to:
- use the Platform for any unlawful purpose or in breach of any applicable law of the Kingdom of Bahrain;
- access or attempt to access data, accounts, units, or documents belonging to other users;
- interfere with, disrupt, reverse engineer, decompile, scrape, or copy any part of the Platform or its underlying software;
- upload any content that is false, misleading, infringing, defamatory, or contains malicious code;
- share your credentials or allow any third party to use your account.
4. Tenancy and contract information
The Platform displays tenancy, contract, unit, invoice, and payment information as recorded by your property management office. This information is provided for convenience and record-keeping. In case of any conflict, the signed lease agreement and official records held by the property management office prevail. The Platform does not itself constitute a lease, and nothing on the Platform is legal, financial, or tax advice.
5. Payments, invoices and receipts
- Invoices, payment records, and receipts shown on the Platform are administrative records of your tenancy account.
- Payments recorded by cheque or bank transfer remain pending and are not considered settled until confirmed by the property management office. No receipt is issued until confirmation.
- Online payments (where available) are processed by licensed third-party payment providers. We are not responsible for delays, failures, or fees imposed by banks or payment providers.
- You must review your invoices and receipts and report any discrepancy within fourteen (14) days of the record being made available.
6. Documents and content you upload
You retain ownership of documents you upload (such as identification documents or payment proofs), and you grant AmlaKey a licence to store, process, and share them as needed to provide the services. You warrant that any content you upload is accurate and that you have the right to provide it.
7. Intellectual property
The Platform, including its software, design, logos, trademarks, and content (excluding content you upload), is owned by or licensed to AmlaKey and is protected by applicable intellectual property laws. No rights are granted to you other than the limited, revocable, non-transferable right to use the Platform for its intended purpose.
8. Availability and changes to the Platform
The Platform is provided on an "as is" and "as available" basis. We do not warrant that the Platform will be uninterrupted, error-free, or free from harmful components. We may modify, suspend, or discontinue any feature of the Platform, and may carry out maintenance, at any time without liability. Mobile application features may additionally depend on your device, operating system, and the applicable app store terms.
9. Limitation of liability
To the maximum extent permitted by law:
- AmlaKey shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, business, or goodwill, arising out of or in connection with the Platform;
- AmlaKey shall not be liable for any loss arising from inaccurate information supplied by users, unauthorised use of your credentials, third-party payment providers, telecommunications failures, or events beyond our reasonable control;
- AmlaKey's total aggregate liability for all claims arising out of or relating to the Platform shall not exceed one hundred Bahraini Dinars (BHD 100).
Nothing in these terms excludes liability that cannot be excluded under the laws of the Kingdom of Bahrain.
10. Indemnity
You agree to indemnify and hold harmless AmlaKey, its owners, employees, and agents from any claims, losses, damages, and expenses (including reasonable legal fees) arising from your breach of these terms, your misuse of the Platform, or your violation of any law or third-party right.
11. Suspension and termination
We may suspend or terminate your access to the Platform at any time, with or without notice, if we reasonably believe you have breached these terms, if required for security or legal reasons, or if your tenancy or relationship with the property management office ends. Sections 6–10 and 13–14 survive termination.
12. Privacy
Our collection and use of personal data is described in our Privacy Policy, which forms part of these terms.
13. Changes to these terms
We may update these Terms & Conditions from time to time. The "Last updated" date above shows the current version. Your continued use of the Platform after changes are published constitutes acceptance of the updated terms.
14. Governing law and jurisdiction
These terms are governed by the laws of the Kingdom of Bahrain, and any dispute arising out of or in connection with the Platform shall be subject to the exclusive jurisdiction of the competent courts of the Kingdom of Bahrain.
